Live where you work in this newly listed $2.25 million luxury property

Want a luxury home but hate the commute? A newly listed property could solve that problem.

NAI Maestas & Ward recently listed a mixed-use/commercial income property located at 5100 Juan Tabo Blvd. NE for $2.25 million.

International artist Enrico Embroli and his wife Kathleen Kinkopf were the forces behind the project. It was built in 2004 and features unique design elements including the use of alternative sustainable and low maintenance materials.

The first floor of the 7,860-square-foot building is office space with the second floor serving as residential space. Upstairs has three bedrooms, two baths and a cook's kitchen, ample loft space and two oversized decks providing 360 degrees of unobstructed city and mountain views. The private upstairs residence occupies 2,500 square feet, not including an additional 2,700 square feet in studio and office space. The upstairs is accessible via stairs and an elevator.

"This is a live/work property that we have just taken to market, and would be a great asset to any owner or user who is looking for a trophy property that takes advantage of the natural resources that Albuquerque has to offer," said Todd W. Strickland, director at NAI Maestas & Ward.

Downstairs, seven tenants occupy 2,640 square feet. The property is zoned for commercial use.

Other amenities include a gas fireplace, commercial grade and custom finishes throughout, large windows throughout, mature landscape and ample tenant parking.

The average sales price of existing homes in the third quarter of 2017 was $195,000, a 2.6 percent increase from the third quarter of 2016. September's $200,000 median home price is the highest recorded since the REALTORS Association of New Mexico started keeping statistics in 2008, according to the association.

NAI Maestas & Ward was No. 2 on Business First's Commercial Real Estate Firms List with $208.58 million in 2016 commercial transactions value.
