These properties are typically governed by Owner Associations utilizing Articles or Declaration, Covenants, Conditions & Restrictions (CC&R), and sometimes Easements, Covenants & Restrictions (ECR). These documents are thorough, precise and override the individual preferences of individual building owners. Traversing the mine-fields of conflicting needs/wants between property owners, tenants and the project as a whole, is the responsibility of the professional property manager.
